Modular Operating Theatre Rental For Short and Long-Term Needs
Need operating theatre space that meets current clinical demand? Operating theatre hire helps healthcare providers overcome capacity issues fast. Fully compliant with NHS standards, our theatre environments can be bespoke and designed to meet all surgical specialisations.
General Anaesthetic Theatres
Our modular operating theatre design aligns to a general anaesthetic (GA) specification as standard, offering everything needed for complex procedures in a safe, compliant environment. Each unit includes a rooftop plantroom or deck housing air-handling, heating and cooling systems designed in line with HTM03-01.
Inside, the theatre is fitted out to Group 1 clinical standards with anaesthetic pendants, surgeon’s control panels, operating lamps and more. A typical GA suite includes a 54m² operating room, anaesthetic room, scrub area, dirty utility, corridor access to other areas (such as wards and sterile service departments), and a lay-up prep room.
Orthopaedic Theatres
Orthopaedic procedures demand ultra-clean environments, which is why these modular theatres are fitted with a laminar flow canopy for controlled airflow and contamination control. The layout closely follows that of a general anaesthetic theatre, with the key difference being a sterile pack store replacing the lay-up prep area.
This design helps surgical packs to be opened directly under the sterile air stream, improving patient safety and aligning with best-practice standards. With built-in ventilation, sterile storage and high-quality finishes, our orthopaedic theatres offer safe operational spaces for everything from trauma to joint replacement.
Day Surgery
Our day surgery theatres are designed to meet high patient turnover while maintaining full clinical functionality. These modular facilities are used across multiple specialisms, from general surgery to ophthalmology, and can range from a single theatre to multi-theatre cores.
We work closely with healthcare providers to create bespoke spaces tailored to patient flow and clinical need. The process includes detailed consultation, design iteration and full technical sign-off, including room data sheets and layout drawings. All day surgery units can be designed with GA, orthopaedic or ophthalmic capabilities.
Other Surgery Theatres
All of our modular theatres can be adapted for more specialist surgical applications. This could include integrating lead-lined panels for procedures involving X-ray equipment and other modular imaging facilities, or using laser-safe materials for doors and vision panels where laser systems are in use.
Special adaptations can also be made for disciplines like ophthalmology and plastic surgery. Options include installing concrete floors to reduce vibration for sensitive equipment or adjust the structure to accommodate ceiling-mounted systems. Air-handling can also be modified to maintain specific conditions such as higher humidity levels.

Thermal Insulation
Our no compromise construction and material specifications mean our building U-values and air permeability performance go well beyond the requirements for Building Control. This allows for a comfortable patient environment and improves sustainability by reducing the heating and cooling requirements throughout the year.
