Build, Finance, Maintain – The ModuleCo Healthcare ‘Logo’ for critical healthcare

ModuleCo Healthcare Limited (MCH) have recently introduced an additional logo that we feel highlights our core business strengths in the provision of a full end-to-end solution in the critical healthcare buildings sector.

Within this blog we provide further information on each element of this new logo.

‘Build’

MCH are specialists in providing state-of-the-art offsite constructed healthcare facilities. We have worked closely with NHS Trusts and their partners throughout the UK to successfully deliver over 120 specialist modular healthcare facilities.  

‘True’ Offsite Construction

Working with our partners ModuleCo, we can produce facilities tailored to specific Trusts’ needs and requirements by utilising an in-house design team with over 25 years of experience in specialist healthcare design. Our design team uses CAD and Revit to produce design solutions, room specifications and scope, which are amended and agreed with the client before the facility goes into production.

Although many of our facilities have been provided to meet bespoke requirements, we also have standardised operating theatre and ward designs which can be rapidly constructed and deployed,  since the detailed design work is already complete for both structure and mechanical & electrical works (M&E). This alleviates delays to the procurement and production process allowing us to offer rapid turnaround from the date of order to commissioning and handover. For complex challenges such as difficult-to-access locations or constrained spaces, we liaise with the Trust to design and manufacture bespoke facilities of all shapes and sizes that match their specific requirements.

Does Offsite Construction provide good quality facilities?

While the facilities we produce are manufactured using 3D Volumetric modular construction, they are designed and manufactured to UK Building Regulations, Building Services Standards, and NHS HBN and HTM standards – the same as any traditionally constructed healthcare building. Our construction methods create significant advantages quality, sustainability, and timescale

  • Our award-winning facilities are built in a controlled factory environment allowing clinical standards to be maintained throughout the construction process. All modules have robust, structural frames which allow for multi-story deployments, and benefit from a 60-year structural design life.
  • Through a “Factory-First” approach, modules arrive on-site fully assembled, QA audited and PDI compliance checked.
  • Pre-commissioning of factory-completed M&E is carried out before delivery and clients are encouraged to visit the factory for pre-delivery checks and snagging.

How sustainable is Offsite Construction?

It has recently been reported after a study by Cambridge and Napier Universities that volumetric modular construction reduces carbon emissions by up to 45%.

Our methodology goes someway to back this up:

  • Our ‘factory first’ approach allows us to manufacture up to 90% of our facilities in the factory which gives us control over emissions and waste produced in the process.
  • This results in fewer deliveries and personnel on-site.
  • Our healthcare facilities can be readily relocated and re-utilised once they are surplus to requirements – allowing true sustainability. We have operating theatres currently in use that have been deployed at three separate Trusts over a 15-year period.

Is Offsite Construction quicker than traditional builds?

  • Design and delivery are significantly quicker than a traditional build – delivered, installed, and commissioned in a matter of weeks.
  • Our operating theatres are typically installed on-site in two days, usually over a weekend. Following this, they are commissioned, and patient-ready 4 weeks later.
  • The reduced time on site minimises disruption and complication for the Trust allowing continued operation for the hospital during the installation and commissioning period.
  • Standardised designs, processes, and a dedicated pool of qualified preferred suppliers and sub-contractors allow us to work quickly and efficiently.
  • As up to 90% of the facility is factory built, the construction process is not affected by the weather allowing increased programme certainty.

‘Finance’

MCH offer Flexible Hire & Revenue Solutions that can range from 12 months to 15 years made payable via a single monthly fee.

We also provide Managed Service Agreements a fully packaged servicing solution for  the Trust including Hard and soft FM services which in many cases allows the Trust the opportunity to recover VAT.

What if there is a limited capital budget available?

Every aspect of the project can be included in the monthly fee, including groundworks and equipment. Our pre-agreed, fixed-term monthly payments allow Trusts to accurately forecast for the duration of the term. Financing this way at a monthly fee can allow capital funds to be invested into another part of the Trust that may need refurbishing, updating or upgrading it evens allows the Trusts to gain access to new technologies or healthcare systems when required.

What about procurement?

All our facilities are available through procurement-compliant frameworks provided by Crown Commercial Services (CCS), Shared Business Services (SBS) and NHS Commercial Solutions, allowing for an easier and quicker procurement process, including direct award.

Are hired facilities any different than permanent?

If the facility is only required for short-term to alleviate pressures, there is no compromise on the quality of the facility despite the shorter length of agreement. They are built to the same standards as our permanent facilities, providing the clinical team with the confidence to work in a high-specification environment, whether that be to tackle waiting lists or whilst crucial maintenance or refurbishment works are taking place.

‘Maintain’

We are not just a modular building and solutions provider, but we can also carry out a full turnkey service, including the associated maintenance of the facility, allowing healthcare professionals to concentrate on delivering world-class care whilst we handle the rest.

Estates capacity and budget already stretched?

Throughout the length of the hire agreement, MCH can provide a regular, full, planned preventative maintenance service to maximise the facility’s uptime. This includes:

  • Scheduling and provision of a full pre-preventative maintenance (PPM) service for all key pieces of plant and equipment, carried out in accordance with manufacturer guidelines.
  • A full backup, emergency, and reactive call-out service easily accessible by phone, email or weblink.
  • Dedicated web-based portal for access to maintenance records, reports, and fault logs to keep a full and thorough history of their facility.
  • Dedicated Maintenance Manager who carries out monthly visual inspections of equipment, engineering plant and building fabric to allow potential issues to be identified and future maintenance activity to be planned.
  • Regular review meetings with Account & Maintenance Manager and end-users to ensure client satisfaction and plan corrective actions where necessary.
